The TCF Headquarters has been acquired by a new owner who is interested in redeveloping the site. The proposed project will convert the existing building on the site to condominiums. Two new, three-story, structures will be added to east and west of the current building. The proposed eastern building will hold condominiums and the proposed western building will be an apartment building. The redevelopment project will also include underground parking for the residential buildings and two small parks on the eastern and western edges of the property.

Comprehensive Plan amendment
Rezone to R-5 Average Density Residential Zoning District
Floor area ratio variance (§959.08.B)
Building height variance for the eastern building (§959.08.C)
Shoreland Impact Plan/Conditional Use Permit for building height (§991.10)
A neighborhood listening session was scheduled for Thursday, August 13 at 7:00 pm and was hosted via Zoom. Invitations were mailed to property owners within 750 feet of this property, but the meeting was open to all members of the public.
The project is scheduled to have a public hearing at the September 21, 2020 Planning Commission meeting.
